Land near Austin is changing hands fast. Big companies want it for data centers. These buildings need power, water, and room to grow. That is pushing new work toward surveying companies, and the shift is bigger than most developers realize.

Austin’s Data Center Corridor: Why the Land Rush Moved East of I-35

The action is not downtown. It’s east of I-35, in a stretch running through Hutto, Pflugerville, Georgetown, and Taylor.

This corridor grew up around Samsung’s chip plant in Taylor. That project pulled in power lines and fiber routes. Once that infrastructure existed, data center developers followed.

Recent industry tracking puts planned capacity across the wider Austin to San Antonio corridor at over 7,800 megawatts. Less than 1,200 megawatts of that is actually running today. The rest is on the way.

Three things make this stretch of land attractive:

  • Open acreage. Large flat tracts are easier to find here than closer to Austin.
  • Substation access. Power infrastructure already runs through the area.
  • Fiber routes. Data centers need fast, reliable connections, and the lines are already in the ground nearby.

For surveying companies, this means the work has moved with the land. Firms that used to focus on residential lots and small commercial sites are now fielding calls about 100-acre and 500-acre tracts.

From Occasional Requests to Standing Contracts: How Firms Are Restaffing

A few years ago, a surveying company might handle one large commercial job a month. Now some firms are signing ongoing agreements with developers who plan to build several sites over several years.

That changes how a firm operates. One job here and there does not require much planning. A steady pipeline of hyperscale work does.

To keep up, surveying companies are:

  • Hiring more licensed surveyors (RPLS staff) to handle overlapping projects.
  • Adding drone and LiDAR crews so large tracts can be mapped in days, not weeks.
  • Training staff to work directly with utility companies, since power access is often the deciding factor in whether a site works at all.

This is not a small adjustment. It’s a shift from reactive scheduling to planned growth. Firms that don’t restaff are already turning down work, because they simply don’t have the crews to take it on.

The Survey Scope Data Center Projects Actually Demand

A data center site needs more than a boundary line and a plat. The scope of work runs deeper, and it runs in phases.

Here’s what shows up on these projects that doesn’t show up on a typical retail or office survey:

  • Power transmission and substation mapping. Surveyors document easements near transmission lines and proposed substation locations, since power capacity often determines if a site is buildable.
  • Water and cooling infrastructure surveys. Many data centers use closed-loop cooling systems, which means surveyors map water lines and retention areas as part of the site package.
  • Fiber conduit routing. Developers need exact paths for underground fiber, tied precisely to property lines and easements.
  • Staged surveys during site selection. Land is often optioned, not purchased, while a developer is still deciding. Surveyors get called in during that option period, before any contract is finalized.

This layered scope is why general commercial survey experience doesn’t always translate directly. The work touches utility coordination as much as it touches boundary lines.

Speed as the New Competitive Edge

Data center site selection moves fast. Developers often compare several tracts at once, and they need survey data quickly to make a decision.

This has changed how surveying companies compete for the work. Price still matters, but turnaround time matters more. A firm that can deliver topographic and boundary data in days, instead of weeks, gets picked over a firm that’s cheaper but slower.

Drone and LiDAR technology plays a direct role here. A large tract that once took a field crew a week to walk can now be mapped from the air in a single day, with data processed shortly after.

For developers, this means the surveying company you choose can directly affect your project timeline. A slow survey delays everything that follows it, from utility applications to permitting.

What Developers Should Ask a Surveying Company Before Hiring for a Hyperscale Site

Not every surveying company is set up for this kind of project. Before signing on, developers should ask a few direct questions.

How many licensed surveyors and crews do you have available right now? A firm with one crew cannot handle a 300-acre site on a tight deadline.

What drone and LiDAR equipment do you use, and who processes the data? Owning the equipment matters less than having in-house staff who can turn raw scans into usable maps quickly.

Have you coordinated directly with utility providers before? Power and fiber routing require someone who has already worked through those conversations, not someone learning as they go.

Can you work during the option period, before we’ve closed on the land? Some firms only take on fully contracted projects. Developers need a firm willing to work under confidentiality during early site selection.

What is your realistic turnaround time for a site this size? Get a specific number, not a general estimate. Compare it against your own project deadlines before you commit.

Data center demand in Central Texas isn’t slowing down anytime soon. Surveying companies that build the staff, equipment, and utility experience to match this scale will keep landing the work. Developers who ask the right questions upfront will avoid delays later.
